The first questions we usually answer for people planning to build an ADU are about feasibility, cost, and design which are all interrelated. A preliminary site assessment, which can be done over the phone, zoom, or via email, is the first part.  At that time, we can answer questions and we can discuss budget ranges for recently completed ADUs.

Preliminary Site Assessment

Establish design parameters

We will review your property prior to our meeting in preparation for a discussion about how to achieve your goals.  Based on this discussion, we will establish reasonable parameters for your project that include.

Design ideas

We will look at how these ideas may work in relation to your site including size and location.

Zoning analysis

A complete zoning and building code discussion detailing the regulatory parameters for your project that will be presented in a dialogue format.

Budgeting

A budget range based on past projects and the unique characteristics of your site and goals.

What if a DADU won’t work for me? If a DADU won’t work on your property or is incompatible with your budget or goals you will not be charged for the preliminary assessment.

Paid Site Visit

To explore design ideas and establish a realistic construction budget based on your goals and the specifics of your site we recommend a paid site visit. 

We meet with you at your property to discuss your goals and how to they relate to the oppotunities and constraints of your property.  Based on this discussion, we will establish reasonable parameters for your project that include.

Schematic design

We will use a pre-approved plan or develop a custom or semi-schematic design tailored to your goals and your site that we can use as a basis for further design development and budgeting.

Scheduling

An outline of pre-construction fees including design fees, permit fees, surveying and engineering, and a timeline.

Budgeting

If desired, a contractor will then prepare a budget breakout for your project based on our discussions and the schematic design.

When we are done, you will have a reasonable budget and timeline to complete your project and we are set up to continue the design and permitting process.  If you hire us to work on the design of your project, then the cost of the paid site visit will be credited towards your design fees.
